Project Overview

Located in one of Dubai’s established villa communities, this ongoing Oakbridge renovation aims to transform a traditional 4-bedroom residence into a contemporary, light-filled home. The project is currently in its structural, civil, and MEP modification stages, laying the foundation for a complete architectural and interior redesign.

This live project represents Oakbridge’s commitment to disciplined construction, technical precision, and a clear design vision that will unfold across the coming phases.

Scope of Work

• Full structural and civil modifications
• Complete MEP upgrade (electrical, AC, plumbing, drainage)
• Reconfiguration of interior layouts
• New staircase and circulation redesign
• Interior fit-out and finish selection
• Landscaping and façade enhancements
• Smart home integration

Design Vision

Current Site Progress

Civil & Demolition Works

Major demolition, wall removals, and layout restructuring are underway. Existing partitions are being dismantled to open the ground-floor sightlines and reshape bedroom configurations.

MEP First Fix (In Progress)

Significant progress is visible across the villa:

• New electrical conduits and ceiling routing
• Plumbing redirection using updated piping systems
• AC lines and drainage rerouted to match the new layout
• Ceiling voids prepared for lighting design and smart integration

Staircase & Structural Adjustments

Temporary supports are in place while existing balustrades and risers are being prepared for removal. The staircase will be redesigned into a more minimal, contemporary form in the next phase.

Ground & First Floor Preparation

Rooms have been fully stripped down to shell condition, with:

• Old tiling, plaster, and flooring removed
• Service routes exposed
• Measurements and leveling underway
• Window surrounds prepared for new aluminum/glass detailing

Façade & Exterior Works

Material removal and external cleanup in progress. Landscaping and façade treatments will begin once interior heavy works are completed.

Material & Finish Direction (For Final Stages)

Although finishes are not yet installed, the design direction is already established:

• Soft neutral walls and natural stone flooring
• Warm oak joinery for contrast
• Minimalist lighting: cove, linears, recessed spots
• Linen, boucle, and textured furnishing palette
• Modern glazing and open sightlines throughout
